Earned Value Management in Large Construction: Tracking Cost and Schedule in Real Time

Earned Value Management (EVM) might sound like a complex term reserved for big project offices, but it’s really just a smart way to keep tabs on your construction project’s cost and schedule—all in real time. For large builds like high-rise towers and luxury villas, mastering EVM can be a game-changer.

Here’s the lowdown: EVM compares the work you planned against the work you’ve actually done and the money you’ve spent so far. Instead of waiting for month-end reports, you get instant insight into whether your project is on track, running over budget, or lagging behind schedule.

Three core metrics make EVM tick:

  • Planned Value (PV): How much work you expected to complete by now, based on your schedule and budget.

  • Earned Value (EV): The value of work actually completed so far, measured in cost terms.

  • Actual Cost (AC): What you have actually spent to get that work done.

From these, you calculate the Cost Performance Index (CPI) and Schedule Performance Index (SPI)—ratios that tell you if you’re spending too much or falling behind on time.

Why is this so useful? Imagine you’re midway through pouring floors on a 40-storey tower. Your schedule says you should be halfway done, but EVM shows you’ve only earned 35 % of the value while spending 50 % of your budget.
