How to Conduct Site Quality Inspections for Curtain Walls and Glazed Systems

Curtain walls and glazed systems are among the most critical parts of a building façade. They protect against wind, water, and heat while giving the building its modern look. But to achieve this performance, site quality inspections must be carried out with care. Let’s break down the process step by step.

Step 1: Pre-Installation ChecksBefore a single frame goes up, check the substrate. The brackets, anchors, and base supports must be aligned and level. Waterproofing membranes and insulation at the interface should also be inspected. This is where you catch problems early.

Step 2: Material Verification on SiteEvery delivery must match the approved Material Inspection Report (MIR). Inspect glass panels, aluminium frames, gaskets, and fasteners for damages during transport. Materials that don’t comply should be tagged and kept aside.

Step 3: During Installation InspectionsAs mullions and transoms are fixed, ensure plumb, level, and spacing tolerances are maintained. Check fastener torque, gasket seating, and sealant bead thickness. Even small deviations here can cause water leakage or glass rattling later.

Step 4: Post-Installation TestingOnce a section is complete, field tests such as water penetration tests, air leakage checks, and functional opening/closing of doors or vents should be performed. Any punch-list items should be documented and rectified immediately.

Step 5: Documentation & HandoverRecord inspections in checklists and maintain reports like MIR, WIR, NCR, and punch lists. These documents not only prove compliance but also help during third-party audits and final handover.
